This Head of Maintenance will help ensure our client achieves best value and, in the process, support other divisions with the Property function to ensure scope and project delivery are fit for the future. You will focus on a diverse operational estate. Managing significant budgets in retail, healthcare or educational property would be a distinct advantage.

About the role

The main responsibility of this role is to implement and sustain the preventative maintenance plan for a diverse collection of properties, including c600 freehold and leasehold properties. It is crucial for the person in this role to assist the Head of Property in enhancing the current properties and contributing to the growth and development of new properties.

What you’ll be doing

The main responsibility of this contract is to safeguard the real estate property and maintain or enhance its value. To achieve this, you will need to create a plan for properties outlining future costs. This will enable the organization to implement a scheduled and well-planned repair schedule, and through open bidding, ensure that the best value for money is obtained.

The role involves examining various types of central contracts to pinpoint opportunities for cost savings and make recommendations. Collaborate with the procurement team during contract negotiations and aid in implementing them when necessary.

• Control and manage repair and preventive maintenance budget and schedules with period and annual expenditure requirements budgets.

• As the main property interface with the trading business, the provision of excellent customer service will underpin and reinforce the added value the property department will provide to the Society.

• Develop a forum across the Society and in line with business developments, to promote collaborative cross-functional working, improving the maintenance asset performance and procurement processes

• There will be a requirement to carry out an audit function which will contain measurement of contractor’s performance, quality of completed projects and overall audit review

• Ensure central compliance programme is supported in line with current legislation and compliance requests

• As a member of the Property team, to assist in project or other relevant work as required, for the team to be fully effective in supporting the Society

About You – (Head of Maintenance/Interim Contract)

We are seeking a pragmatic, organised professional who can assimilate into the position seamlessly. Your knowledge will be respected. You will be comfortable reporting to the senior executives, the board and external contractors, demonstrating your knowledge and expertise in the process.

• Member of the Royal Institute of Chartered Surveyors / CIOB, HND, Degree or other relevant construction or surveying qualification, or equivalent

• Able to build strong relationships with all stakeholders, including at executive level, with courage to challenge appropriately and champion new ideas within the maintenance sphere.

• Significant experience of working within the property and construction industry together with experience of managing multiple projects and multiple sites

• Strong familiarity of writing technical specifications, contract tenders and briefing documents, handovers and performance reviews and the management of snagging

• Up-to-date knowledge of the statutory legislation governing the building industry and legislation within across retail and educational property settings

• Knowledge of various procurement methods and their suitable application coupled with understanding of how budgets are constructed and managed

• Significant knowledge of project management tools and techniques, including initiation documents, resources, dependencies, stakeholder management etc Scope
